ACL Weekend: Short-Term Rental Prep in Austin
Two festival weekends, a quiet week between them, and guests coming back from Zilker covered in dust. How to plan the October turnovers.
ACL is structurally different from SXSW, and hosts who plan it the same way get caught out.
SXSW is one long week with staggered arrivals and departures. ACL is two three-day weekends separated by a quiet Monday-to-Thursday, which means the demand shape is two sharp spikes, not a plateau. Your turnovers cluster hard on the Sunday and the Thursday, and the week in between is the emptiest your calendar will be all October.
Both of those facts are useful.
What guests do to the property
ACL is in Zilker Park, which is grass and dirt. Guests leave in the morning, spend nine hours standing on it, and come back at 11pm.
The consequence is that the wear pattern is nothing like a normal booking. The property is barely used during the day and heavily used late at night, and everything that comes back through the door is carrying park.
- The entry takes the worst of it. Dust in dry years, mud in wet ones. Central Texas soil dries to a pale chalky residue that dry-sweeping just redistributes; it needs damp passes.
- Bathrooms get hammered in a two-hour window. Six people showering between 11pm and 1am puts more moisture into a bathroom than a whole normal stay.
- Towels and bath mats come back genuinely dirty, not just used. Budget more turnover time for laundry, or more sets.
- Floors near the door and the hallway to the bathrooms are the highest-value cleaning surface of the weekend.
- Kitchens stay relatively clean. Nobody is cooking. Do not spend the window there.
Plan the Sunday and the Thursday first
Those are your two pinch points. Every property with a first-weekend booking turns on the Sunday or Monday, and every property with a second-weekend booking has to be ready by the Thursday.
Work out which of those two turnovers you can actually staff before you set your calendar, then shape your minimum stays around it. A gap you cannot service is worth less than a booking you can.
Practical points:
- Confirm checkout times the night before, in writing. Late checkouts after a festival Sunday are the norm, not the exception.
- Barton Springs Road and the streets around Zilker have closures and restricted access through the weekends. If your property is in Bouldin, Zilker or Travis Heights, factor the approach into the timing rather than the distance.
- Trash volume is higher and collection days may shift around the weekends. Know where the overflow goes.
The week in between is the whole opportunity
Monday to Thursday between the two ACL weekends is the single best maintenance window in the second half of the year. The property is empty, the weather is finally pleasant, and you have four full days.
This is when you do the things a turnover never touches:
- Grout and shower descaling. Austin water is hard, and a season of guest showers leaves a mineral film that a turnover has no time to address properly.
- Oven and refrigerator interiors
- Under and behind the beds and the sofa
- The washer’s door seal and filter
- HVAC filter and vent covers
- Patio furniture and the outdoor space, which has been ignored since June
- Window and sliding-door tracks
Do not use the week to rest. Use it, and the second weekend is a different experience.
Pricing
Turnovers price per job, not per hour: $85 for a studio through $170 to $210 for a three-bedroom. Add-ons are $18 each, which is the right place for the interior fridge or oven clean you only need occasionally. No travel fee to any of the fourteen cities, so a property in Manor or Pflugerville costs the same as one off South First.
Our hours are Monday to Friday 7am to 7pm and Saturday 8am to 5pm. Sunday turnovers are the ones to plan carefully rather than assume, and that is worth knowing in July, not in October.
After the second weekend
Book the reset. Two festival weekends plus a summer of back-to-back bookings leaves a property that photographs fine and has not been properly maintained since spring.
Late October into early November is the gap before holiday travel, the weather is good, and you have the property empty. It is the same argument as the mid-ACL week, at a larger scale, and it is the one hosts most reliably skip.
