Airbnb Turnover Cleaning Rates in Austin for 2026
Real turnover rates by unit size, how the cleaning fee interacts with your nightly rate, and what SXSW and ACL weekends actually change.
Turnover cleaning is the one recurring cost a short-term rental host controls directly, and the one most likely to be set wrong in both directions.
The rates
Turnovers price below a move-out clean and above a standard clean. The unit is maintained rather than vacated, but the visit includes linens, restock, a hard time window and a photo report.
| Unit | Per turnover |
|---|---|
| Studio, ~600 sq ft | $70–$85 |
| 1 bed, ~700 sq ft | $90–$110 |
| 2 bed, ~1,100 sq ft | $140–$170 |
| 3 bed, ~1,600 sq ft | $170–$210 |
| 4 bed, ~2,000 sq ft | $220–$265 |
Those are flat per turnover, not per hour, which matters because a two-night guest and a seven-night guest cost you the same to clean and the seven-night guest earned four times as much.
The number that actually decides your margin
Not the turnover price. The turnovers per month.
A two-bedroom in East Austin at $155 a turnover:
| Booking pattern | Turnovers/month | Monthly cleaning |
|---|---|---|
| Mostly weekly stays | 4 | $620 |
| Mixed 3–4 night stays | 8 | $1,240 |
| Weekend-heavy, 2 nights | 12 | $1,860 |
Same unit, same cleaner, same rate. A weekend-heavy calendar costs three times as much to service as a weekly-stay calendar. If your cleaning line is higher than you expected, look at your minimum-stay setting before you look at your cleaner’s price.
Raising a two-night minimum to three has a bigger effect on this line than negotiating $15 off a turnover ever will.
Setting the guest-facing cleaning fee
Three approaches, and only one of them is usually right.
Charge your exact cost. Clean, defensible, and it shows up in search filters as a higher total. Most common.
Charge below cost and raise the nightly rate. Airbnb’s total-price display has made this less useful than it was, but it still helps on short stays, where a fixed fee is a large share of the total.
Charge above cost as a profit centre. Guests notice. Cleaning fees are the single most complained-about line in short-term rental reviews, and a fee that visibly exceeds the work invites the review you do not want.
The practical rule: if a two-night stay’s cleaning fee is more than about a third of the total, your minimum stay is doing the wrong job.
What a turnover has to include
A turnover is not a standard clean with a different name. The scope that keeps ratings up:
- Full linen and towel change, beds made to a photographable standard
- Consumable restock — paper, soap, coffee, whatever the listing promises
- Dishwasher emptied, fridge cleared of leftovers
- Damage and missing-item check, reported before the next guest arrives
- Photo report of the finished unit
That last one is the operational item hosts under-rate. If a guest claims the place was dirty on arrival, a timestamped photo set from the turnover is the evidence that settles it. It is also what an AirCover claim wants when a guest has actually damaged something.
Austin seasonality
SXSW in March and ACL in October are the two demand spikes. Rates go up, minimum stays go up, and the calendar tightens: back-to-back same-day turnovers become normal instead of occasional. Book your cleaning capacity for those weeks well before the weeks arrive, because every host in the city wants the same 11am-to-3pm window.
Summer brings its own problem. June through September regularly clears 100°F, and a unit that sat empty for two days in August needs the AC dealt with and, in older stock, the humidity checked before the next guest walks in.
Cedar fever season, mid-December through February, means Ashe juniper pollen on every surface near a window and guests who arrive already reacting. Filters and soft surfaces matter more in those months than the rest of the year.
Hard water, and why guests notice it
Austin water is hard. Shower glass in a rental gets used more than in a home and cleaned in a shorter window, so limescale builds fast and photographs badly.
You cannot scrub it out in a 90-minute turnover. It needs an acid descaler with dwell time, which means scheduling a periodic deep clean — every four to six turnovers is a reasonable cadence — rather than expecting each turnover to fix it. Budget for that separately. A one-time deep clean on a two-bedroom runs $175–$210.
Same-day turnovers
An 11am checkout and a 3pm check-in is four hours minus travel, and it is the single most common source of a bad review that had nothing to do with the cleaner’s skill. If your calendar allows same-day turnovers, either accept the tighter scope or build in a buffer day on the weeks that matter most.
Our turnovers are flat-priced per unit, include the photo report, and there is no travel charge to any of the 14 cities we cover. Hours are Monday to Friday 7 to 7 and Saturday 8 to 5, which is worth knowing if your calendar runs on Sundays.
