Our Cleaning Cost Calculator: How It Works

The exact formula behind our estimator, the assumptions baked into it, and the three situations where the number it gives you will be wrong.

Most cleaning calculators are lead capture forms with a number attached. Ours runs on the same rate table the quote form uses, which means we can show you how it works.

The formula

For a residential clean:

base fee
+ bedrooms x per-bedroom rate
+ bathrooms x per-bathroom rate
+ square feet x per-square-foot rate
+ add-ons x $18
= raw price
raw price x frequency multiplier = your range

The frequency multipliers are the recurring discounts: one-time is 1.0, monthly 0.9, biweekly 0.85, weekly 0.8. The range you see is that figure spread roughly 8% below and 12% above, rounded to the nearest $5.

Worked through for a 1,800 sq ft three-bedroom, two-bathroom home on biweekly service, that lands at $195–$240. A one-time clean of the same house is $230–$280.

Why bathrooms cost more than bedrooms

Per room, a bathroom carries a higher rate than a bedroom. That is not arbitrary — a bathroom takes longer than a bedroom of the same floor area. Fixtures, glass, grout, mirrors and, in Austin, mineral deposits.

Square footage still does most of the work in the formula, because floors are most of the labour in any house.

What it assumes

Five assumptions are built in, and they are worth stating because they are where a number goes wrong.

A home in ordinary condition. Not spotless, not neglected for three years. Condition is the largest thing the calculator cannot see.

A house you can walk through. Cleaning is not tidying. A crew moving belongings to reach surfaces is a crew not cleaning.

Conditioned living area, not the number from the listing. Listings often include the garage.

Standard scope. Inside the oven, inside the fridge, inside cabinets, interior windows and laundry are add-ons at $18 each, unselected by default.

No travel cost. There is no distance charge to any of the 14 cities we cover, so Kyle and Hyde Park price identically.

The three cases where it will be wrong

A house that has never been professionally cleaned. The calculator prices the tasks, not the backlog. A first clean on a home with two years of accumulation runs longer, which is exactly why the first visit is priced at the one-time rate and recurring rates start at visit two.

Commercial. The calculator will produce a commercial figure, and you should treat it as a planning range only. Restroom count, floor types, trash volume and access rules move a real office quote more than square footage does, so we confirm commercial after a walkthrough.

Anything unusual. Post-event, estate cleanouts, hoarding situations, damage aftermath. No formula prices those honestly.

The Austin-specific gap

The most common reason a first clean here takes longer than the estimate is limescale.

Austin sits on limestone and the water is hard. Shower glass hazes over in weeks rather than months, and it is a mineral deposit, not soil. It does not come off with a bathroom spray and effort. It needs an acid descaler with dwell time, sometimes across two applications, and on glass that has been building for years it may not come fully clear.

The calculator does not ask about your shower. If yours has never been descaled, add time to your mental estimate of the first visit — not necessarily money, since the price is flat, but time.

Why we show the number without asking who you are

The calculator does not require a name, an email or a phone number to display a price. That is a deliberate choice and it costs us leads.

The reason is that a company which withholds a number until it has your contact details has made a decision about its sales process rather than its pricing. For a residential clean, square footage, bedrooms, bathrooms and frequency are genuinely enough to quote from. Withholding after that point is a tactic.

The number is the quote

The hero calculator and the full quote form price off the same table. You cannot see one figure on the home page and a different one at the end of the form, because there is only one rate table and both read from it.

If a company shows you $195 in a widget and $240 in a quote, the widget was advertising. Ours is not, and if you find a case where the two disagree, that is a bug and we want to hear about it.

What to do with the range

Treat the low end as a well-maintained house and the high end as one that needs work. Most homes land in the middle. Then ask the one question that resolves everything a formula cannot: what would change this price, and would I be told before the work started?
